MAINTENANCE SERVICES

- Inspect, clean, and change air filter (homeowner supplied)
- Check thermostat for proper operation
- Chemically clean outdoor coil (heat pumps)
- Check all safety devices
- Inspect wiring for safety devices (outdoor unit)
- Inspect and tighten all electrical connections
- Inspect all electrical wiring
- Check all electrical components
- Check for proper amperage and voltage on all motors and record
- Check refrigerant charge (heat pumps)
- Check for motor bearing wear
- Lubricate motor bearings
- Inspect fan blades and blower housing
- Inspect for air leakage and repair if minimal
- Check gas pressure
- Adjust gas pressure as needed
- Inspect flu pipe for leakage, wear, and debris
- Check for gas leaks in close proximity to furnace
- Inspect and clean burners (if accessible)
- Clean burner orifices (if accessible)
- Check for proper air temperature output
- Check defrost operation and controls (heat pumps)
- Check for proper heat strip operation (heat pumps)
- Inspect for proper flu drainage and clean if needed
- Inspection of duct work (if accessible)

- Clean primary drain pan
- Check safety switches (internal unit)
- Inspect wiring for safety switches (outdoor unit)
- Inspect and tighten all electrical connections
- Inspect all electrical wiring

- Check refrigerant charge by subcool/superheat and record
- Check for motor bearing wear
- Lubricate motor bearings
- Inspect motor fan blades and indoor blower housing
